Stace have successfully completed numerous projects with Workspace Group to help expand and upgrade their building portfolios which has seen huge growth over the years in the shared/ collaborative working environment.
In 2016, Stace were appointed by Workspace Group PLC to manage the five month programme of the refurbishment/ redevelopment works of this historical site.
Stace undertook Contract Administration, Cost Management, Party Wall and H&S Advisor roles for the project. The building and location presented numerous challenges from strict planning and tenant noise restrictions to unforeseen underground services and ground conditions.
Stace delivered a programme of works revolving around the Ground Floor extension and Basement and Ground Floor remodelling and refurbishment works within an occupied building. This created a new reception, café/ dining space, shared meeting rooms, collaborative working spaces, shower and wc cubicles, kitchen and other ancillary rooms.
Despite numerous trial pits and ground investigations pre-contract, Stace discovered historic basement vaults and unforeseen below ground services during excavations, which required urgent investigations and the subsequent redesign of the foundations/ scheme. This required close management of design and costs.
The end product has provided a great new facility that meets the clients on trend design for servicing their existing building whilst providing meeting rooms and a welcoming meeting point and central focus for the Leather Market site.
The works have been well received by existing building tenants and the café has seen a huge influx of custom since opening providing a much needed focal point for the historic site.
