Purpose-built, premium rental accommodation in the world’s tallest modular building.

Ten Degrees, 100A George Street, is a modular construction of two linked tower blocks of 38 and 44-storeys in Croydon. Scaling 135 metres, this scheme provides 546 new homes designed specifically for rent. All homes benefit from shared amenities such as a podium garden, rooftop gardens at the top of each tower, panoramic viewing walkway, gyms, residents’ lounge and private dining/event rooms.

The ground floor incorporates a flexible, multi-use space including retail, café and business space.

A standard construction process was followed for the supporting basement excavation and construction up to the first-floor transfer slab. From there up, the modular construction begins with the structure formed from over 1,400 modules.

The modules were manufactured in the UK, where the majority of the fit-out was installed including electrics, plumbing, bathrooms and kitchens before being transported to the site.

The development is in an excellent location within Croydon, directly opposite East Croydon train station and won Planning Permission of the Year at the 2019 Planning Awards.

The scheme has been delivered in just 40 months, from construction starting to residents moving into their new homes.

Our Role

Stace carried out the duties of a Monitoring Surveyor, having prepared an initial full due diligence report, our role expanded further to monitoring and reporting all aspects of the construction phase for our client, Greystar Europe Holdings Ltd.
