A volumetric modular Build to Rent scheme in a waterfront neighbourhood.

Our client, Greystar has completed the UK’s first large-scale purpose-designed Build-to-Rent development.

Located on the site of the former GlaxoSmithKline and Sunblest Bakery sites in West London, the scheme delivers 251 residential units across studio, one, two and three-bedroom apartments.
Amenity space has been created for residents at the ground and seventh-floor levels allowing residents to meet, relax and socialise. 16,600 sq. ft of commercial space also forms part of the development along with additional green space, a children’s play area, and a new section of the canalside.

As with most volumetric modular buildings, the plot has traditional piled foundations and a reinforced concrete frame to the first-floor podium level. Above this, the modular build proves an ‘E’ shaped block, generally clad in brickwork.

By choosing an offsite modular method of construction, carbon emissions have been reduced on this scheme – according to research from the University of Cambridge and Edinburgh Napier University factory-produced homes can produce up to 45% less carbon than traditional methods of residential construction. It also resulted in a rapid project delivery time of a total of 19 months from November 2020 to July 2022. Due to the phased nature of the development, the first phase of units were available for occupation within 16 months of breaking ground.

Our Role

We provided monitoring surveying services to Greystar. The scheme was designed by HTA Design, with Design and Build Construction by Tide Construction and Vision Modular Systems.
