Affordable homes added to East London’s Ilford
London Borough of Redbridge appointed us to provide it with professional services for the delivery 103 new homes at Little Gearies in Barkingside.
The development comprised an existing two-story block of flats and separate garages, which were demolished to make space for three new terraces of three-storey houses and flats, together with two six-storey blocks of flats.
The project included much-needed affordable homes for Redbridge families in housing need, providing additional parking, new public realm, landscaped and play areas for both new and existing residents. The redevelopment introduced new terraces between the existing blocks and established new home zones at the front, with private and communal gardens at the rear. This approach not only removed cars from outdoor resident amenities but also provided a clear distinction between public, semi-public, and private areas.
Works on the Little Gearies Estate began in December 2022, and the scheme reached practical completion in 2025.
