A high-quality student accommodation scheme in the heart of Bournemouth

Hinton Road is a modern student accommodation scheme located in the heart of Bournemouth’s town centre on the site of the former Westover Road garage workshops. The consented proposal to redevelop this long-dilapidated site will provide 170 high-quality one and two-bedroom studios. The unique façade design takes influence in an abstract manner from the Art Deco former ice rink building which is to be retained on the Westover Road section of the site.

The development site is complex and involves the partial demolition, retention and build over of existing buildings with trading tenants. The team have developed an intricate phasing strategy to respond to these constraints to unlock the full potential of the site. The first stage will see the construction of a new gym entrance and network substation on Westover Road. This in turn will allow the substation on Hinton Road to be decommissioned and the buildings demolished around trading tenants. The final phase will see the construction of the new eight storey building. The scheme will be delivered and assessed under the requirements of the Building Safety Act.

The new scheme comprises varied amenity and ancillary spaces, including a ground floor gym, landscaped courtyard, roof terrace and sky lounge. Future residents will also benefit from far reaching sea views across Bournemouth Beach, Sandbanks and the Dorset peninsular.
The development will incorporate the “Building with Nature Standards” approach and target a BREEAM “Excellent” rating. There will be biodiversity net gain on the site through ecology enhancement measures. The clean energy strategy for the building utilises a combination of renewable sources in the form of air source heat pumps to generate hot water and photovoltaic panels to generate electricity – the building will not utilise gas.

Hinton Road is set to be a sought-after development due to its close proximity to Bournemouth University, the town’s city centre and popular local beaches.

Construction works are expected to start on site in summer 2024.
