Following the huge success of BOXPARK, Shoreditch, entrepreneur and CEO Roger Wade was looking for his next challenge. The scheme was designed to help kick-start Croydon’s regeneration, offering low cost retail and entertainment space for the growing number of office and retail parks within the area.
Based within a challenging site adjacent to East Croydon Station, BOXPARK Croydon forms a lively part of ‘Ruskin Square’, a large mixed-use development by Stanhope.
Stace provided Project Management, Contract Administrator and Cost Consultancy Services.
Stace took a lead role in procuring and delivering the scheme as well as helping the Client in commercial negotiations with the neighbouring properties and the landlord.
The scheme had a tight programme, with an opening date agreed not only with BOXPARK, but also with Croydon Council and the Event Organisers. Stace facilitated communications between the Contractor, Tenants and Consultants to manage the scheme throughout the design, construction and handover stage. The team also worked closely with the Croydon Council, Network Rail, Station Management, incoming tenants and the landlord, resulting in the successful delivery of 96 shipping containers to site in a safe and timely manner.
In 2017, the scheme was awarded the prestigious RIBA London Award 2017;
“This brilliantly extroverted take on the traditional indoor market, brings a lively energy to the entrance of East Croydon Station; a stopping point on the path to the new developments along the railway”.

BOXPARK Croydon has also won best ‘Meanwhile Space’ in the New London Awards 2017, which celebrates developments that embrace the city as a work in progress. Although a temporary structure, the celebrated retail and leisure scheme is likely to remain an integral part of Ruskin Square for the next five years.
