Reviving a 1970s office space

Eleven Station Road, located in Watford, first received planning consent in early 2021 to demolish and reconstruct the site. Our client, Tellon Capital subsequently revised their plans to deliver a scheme which puts a greater priority on ESG.

Planning approval for the update was granted at the end of 2022. The new plans will see a retrofit to the 1970s building, which enabled the extension and refurbishment of c.39,000 sq ft new, high-quality office space, 103 car parking spaces and 49 secure cycle parking spaces.

The building retained its original four storeys with a new communal roof terrace and two private terraces at the second and fourth floor level.

The site, located near Watford Junction Masterplan creates a vibrant new space around the town’s main station. The scheme tackled Watford’s decrease in office stock and helped to generate more local jobs.

The project incorporated significant environmental benefits by achieving a 60% reduction in regulated CO2 emissions compared to the existing baseline building. This was accomplished through enhancements in passive design, energy efficiency, and renewable technology.
