Reviving a 1970s office space
The scheme, located in Watford, first received planning consent in early 2021 to demolish and reconstruct the site. Our client, Tellon Capital subsequently revised their plans to deliver a scheme which puts a greater priority on ESG.
Planning approval for the update was granted at the end of 2022. The new plans will see a retrofit to the 1970s building, which will allow the extension and refurbishment of c.39,000 sq ft new, high-quality office space, 103 car parking spaces and 49 secure cycle parking spaces.
The building is set to retain its original four storeys with a new communal roof terrace and two private terraces at the second and fourth floor level.
The site, located near Watford Junction Masterplan is proposed to create a vibrant new space around the town’s main station. The scheme will tackle Watford’s decrease in office stock and help generate more local jobs.
The project will have its environmental benefits, as it aims to create an overall reduction in regulated CO2 emissions of 60% against the existing baseline building. This will be achieved through improvements in passive design, energy efficiency and renewable technology.
