Practical completion has been achieved at Eleven Station Road, the 39,000 sq ft high-quality office building in the heart of Watford. The scheme will redress the lack of office space in the area and create a vibrant business hub around the town’s main station.
Eleven has been thoughtfully transformed to offer a high standard of sustainability and will boast five-storeys of office space, a communal roof terrace, car park with 8 EV chargers and secure cycle parking for 38 bicycles.
Developer, Tellon Capital, first secured planning permission in 2021 to demolish and reconstruct the site. Later revising plans to give the 1970s Cassiobury House a new lease of life, retaining its original four storeys, and prioritising a more environmentally conscious development.
The building has targeted BREEAM Very Good rating and an overall reduction in regulated CO2 emissions.
One main entrance way will provide level access, improving accessibility and wayfinding, and will lead to a communal reception and amenity space.
Since 2009, Watford has lost 10% of its office stock and this development offers much needed space in Hertfordshire’s principal office location. Unparallelled for connectivity, Eleven is close to multiple M1 and M25 junctions, giving easy access to London Airports as well as major UK cities, and direct public transport links to London.
